Conditions / Refusal Reasons
The proposals are contrary to Policies G1, G8 and H18 of the adopted South Oxfordshire Local Plan and Policies G1, G6 and H4 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). Having regard to the location of the proposed dwelling in relation to existing adjacent dwellings and to the formation of a long narrow access drive, the proposals would represent an unneighbourly form of backland development that would detract from the residential amenity of adjacent dwellings, including 14 Aylesbury Road, by reason of noise, disturbance and intrusion.
The proposals are contrary to Policies G1, G8, CON7 and CON10 of the adopted South Oxfordshire Local Plan, and to Policies G1, G5, CON7and CON10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). Having regard to its modern design and its siting in close proximity to Godbegot Cottage, a Grade II Listed Building, and to 14 Aylesbury Road, a mature stone property, the proposals, including the formation of the driveway and associated fencing would detract from the setting of adjacent buildings and the setting of the Conservation Area.
The proposals are contrary to Policies G8, C16 and C18 of the adopted South Oxfordshire Local Plan and Policy C10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). Having regard to the formation of a long access drive and the siting of the dwelling adjacent to mature trees, the proposals would be likely to prejudice their health and lead to the loss of mature trees that would detract from the character and visual amenities of the area.
