The proposals are contrary to policy H12 of the adopted South Oxfordshire Local Plan, policy H13 of the South Oxfordshire Local Plan (Second Deposit Draft September 2003), and advice contained in the South Oxfordshire Design Guide, section 4.6. Having regard to the excessive size of the extension, to its forward projection and unsatisfactory details of design, the proposals would result in a cramped, prominent and unsatisfactory form of development that would detract from the form, character and appearance of the existing house and the appearance of the house in the street scene.
