Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the South Oxfordshire Local Plan.

That the remaining conifer hedge indicated on the plans shall be protected during the course of the development and retained at a height of not less than 2 metres for a period of five years following the completion of the development. If the hedge dies within that period, or becomes seriously damaged or diseased, it shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help preserve the amenity of the neighbouring property in accordance with Policy H12 of the South Oxfordshire Local Plan.
