Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That temporary works shall be undertaken to strengthen any wall, support any floor, roof or ceiling and to provide protection for the structure against collapse and/or weather during the works hereby approved. Reason: To protect the buildings from undue stress and weather in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That a complete photographic survey shall be made of the exterior and interiors of the buildings affected by the works before commencement of any works to that building of stripping out, dismantling or removal of finishes and a set of colour prints, labelled and dated, shall be lodged with the Local Planning Authority. Reason: To ensure that there is a complete record of the history of Brakspears and the satisfactory preservation of the Listed Buildings in accordance with Policies CON9 and CON18 of the adopted South Oxfordshire Local Plan.

That no work shall be carried out other than in accordance with a detailed schedule of work which shall be submitted to and approved in writing by the Local Planning Authority prior to the relevant works commencing. All existing original features shall be retained in situ unless it is specifically shown on the approved plans that they are to be removed. Reason: To safeguard the architectural, and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the demolition hereby permitted shall not be undertaken before a contract for carrying out of the works of redevelopment of that part of the site to be used for a hotel has been agreed and planning permission has been granted for the redevelopment for which the contract provides. Reason: To safeguard against premature demolition and in the interests of visual amenity in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That pointing or repointing of brickwork shall be kept to the minimum structurally necessary and areas to be pointed shall be agreed on site with the Local Planning Authority prior to the commencement of the work. The maximum of sound original mortar shall be retained. Replacement mortar shall be in a lime putty mortar mix weaker than the brick. Reason: To ensure the satisfactory preservation of the Listed Buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the extent and type of any repairs to roof timbers shall be agreed in writing by the Local Planning Authority before reinstatement of the roof finishes is commenced. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That all rainwater goods all be of cast iron or lead. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That all leadwork, such as weatherings, flashings, soakers, gutters, lead sheet roof coverings, shall conform to the codes and details currently recommended by the Lead Sheet Association. Reason: To ensure the satisfactory preservation of the Listed Buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That full size details of the new or replacement doors, windows, rooflights and panelling shall be submitted to and approved in writing by the Local Planning Authority before any works commence involving such new or replcaement features commence. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the extent of joinery to be replaced shall be agreed on site with the Local Planning Authority prior to joinery work commencing. Replacement joinery elements shall match the existing exactly. Details of all replacement joinery components and samples of all moulding profiles shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of joinery work. Existing joinery components shall be retained on site for reference. Reason: To ensure the satisfactory preservation of the Listed Buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the provision of trickle vents in existing or new windows shall not be permitted. Where there is a requirement for permanent ventilation to comply with Building Regulations, this shall be provided in an alternative manner agreed with the Local Planning Authority prior to work commencing. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That existing architectural ironmongery shall be retained, overhauled and repaired. Replacement ironmongery and furniture shall match existing patterns and details. Samples shall be submitted to and approved in writing by the Local Planning Authority prior to the relevant work commencing. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That a detailed method statement indicating the areas to be treated and the extent of opening up and disturbance to historic building fabric in connection with DPC and timber preservation treatments shall be submitted to and approved in writing by the Local Planning Authority prior to such work commencing. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That details of all repairs to the timber framing shall be submitted to and approved in writing by the Local Planning Authority before the timber framing work commences. The details shall be presented on a plan of suitable scale, showing the areas of repair and replacement timber clearly marked, accompanied by a detailed method statement and specification for the repairs. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That details of all ground surfacing materials to be used in the development shall be submitted to and approved in writing by the Local Planning Authority before work commences on that part of the development. Reason: To safeguard the historical character of the area in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.
