Conditions / Refusal Reasons
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or the Town and Country Planning (Use Classes) Order 1987 (or any order revoking or re-enacting those Orders) the building shall only be used as a general vehicle repair workshop, (Use Class B2) and no other purpose whatsoever. No repairs, maintenance of vehicles or sales of vehicles shall take place outside the building. Reason: That the approved use has been found to be acceptable in this location due to the small scale and low intensive nature of the use, and any other use of the building within the same use class may require further detailed consideration by the Local Planning Authority in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan and Policies E3 and E5 of the Second Deposit Draft South Oxfordshire Local Plan.

That no work shall take place at the premises except between the hours of 0830 - 1800 Mondays to Fridays and 0830 - 1300 Saturday. Reason: To safeguard the amenities of nearby occupiers in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan and Policies E3 and E5 of the Second Deposit Draft South Oxfordshire Local Plan.

There shall be no external lighting on the site unless in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority, such details to provide information on the level of intensity of illumination at which the lighting is to be provided and retained. Reason: To protect the visual amenities of the rural area in accordance with Policies C1 and C2 of the Council's adopted South Oxfordshire Local Plan and Policy EP3 of the Second Deposit Draft South Oxfordshire Local Plan.

That no vehicular deliveries shall arrive, be received or despatched from the site outside the hours of 0800 -1800 Monday to Fridays and 0800 - 1300 Saturdays. Reason: To safeguard the amenities of nearby occupiers in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan and Policies E3 and E5 of the Second Deposit Draft South Oxfordshire Local Plan.

That the open area to the east of the building (edged with a green line on the attached plan) shall only be used for the parking of vehicles awaiting repair or collection at any one time. No storage or parking of vehicles shall take place on the land hatched blue. No other goods, plant or machinery in connection with the uses hereby permitted shall be stored, repaired, operated or displayed outside the building without the prior agreement in writing of the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policy C2 of the South Oxfordshire Local Plan.

Within six months of the date of this permission, the building shall be internally provided with sound insulating material to provide sound attenuation against internally generated noise in accordance with a scheme first approved in writing by the Local Planning Authority. Reason: To safeguard the amenities of nearby occupiers in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan and Policies E3 and E5 of the Second Deposit Draft South Oxfordshire Local Plan.

That notwithstanding deposited drawing 3/250/2a, within three months of the date of this permission, a detailed scheme for the landscaping of the site (based on deposited drawing 3/250/2a) including the planting of native live trees, hedges and shrubs, shall be submitted to and approved in writing by the Local Planning Authority. All planting, seeding, turfing comprised in the landscaping scheme once approved, shall be carried out in the first planting and seeding season following the date of this approval, and any trees or plants which within a period of five years from the completion of the landscaping scheme die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To protect local amenities and the character of the countryside in accordance with Policy C2 of the adopted South Oxfordshire Local Plan 1997 and Policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).
