The development results in an undesirable extension of the built up area of Woodcote into open countryside through the creation of a domestic access track which cuts a clearly defined path through an area of unspoilt woodland and which leads to an undesirable change in the woodland character of the site, detracting from the character and visual amenity of the locality which lies within the Chilterns AONB. The development therefore would be contrary to Policies G1, G5, C2, and C18 of the South Oxfordshire Local Plan 2001 and to Policies G2, G4, C1, C2, C4 and C10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
