That the application proposes the erection of a replacement dwelling in the open countryside outside the built-up area of any settlement and the replacement would be significantly greater in volume than the existing dwelling on the site. In addition, having regard to its size and bulk and its location to the rear of the existing dwelling, the proposal would result in a prominent and intrusive form of development that would be detrimental to the character and visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, G8, H16 and C2 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G1, G2, G4, G6, H12 and C2.
That there is no agricultural justification provided in the application for the replacement of the existing agricultural workers dwelling with a dwelling significantly larger than the existing dwelling. Therefore, the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policy H14 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policy A6.
