That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the occupation of the dwelling hereby approved, all non timber windows shall be replaced with single glazed timber sash and case windows to match the existing. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the dwelling hereby approved, all the external doors shall be replaced with solid timber doors in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the dwelling hereby approved, the existing shop front shall be removed and the wall and an appropriate matching window reinstated in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the dwelling hereby approved, an operational chimney and flue, together with a stack and pots shall be erected in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the dwelling hereby approved, the existing side first floor window shall be removed and the wall reinstated with matching brickwork. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of the dwelling hereby approved, the existing painted cement render of the front and side walls of the building shall be removed and the brickwork treated with lime mortar and a limewash finish in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Goring Conservation Area in accordance with Policies CON 6 and CON 10 of the adopted South Oxfordshire Local Plan.
