That having regard to the size, bulk and awkward detailing of the proposed extension, the proposal would be an inappropriate addition to this grade II listed building and detract from its historic character and attractive appearance. In this way the proposal would be contrary to policies G1, G8, H12 and CON 6 of the adopted South Oxfordshire Local Plan, policies G2, G6, H13 and CON 4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and the advice given in section 4.6 of the South Oxfordshire Design Guide.

That having regard to the height and depth of the proposed extension and to its proximity to the adjacent dwelling, number 74 Brook Street, the proposal would constitute an unneighbourly form of development that would be unacceptably overbearing in the outlook from the rear of this dwelling, would cause overshadowing and would detract from the standard of residential amenities enjoyed by the occupiers of number 74 Brook Street. As such the proposal would be contrary to policy H12 of the Council's adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
