That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and CON10 of the adopted South Oxfordshire Local Plan.

That the rooflights to be inserted shall be conservation style, in accordance with details which shall first have been submitted to and agreed in writing by the Local Planning Authority.
