Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C11 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the external roof of the building shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policies G8 and C11 of the adopted South Oxfordshire Local Plan.

That a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority before development/works commence. Reason: To ensure that the details of the development/works are satisfactory in accordance with Policies G8 and C11 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the type, design and external finish of all windows, rooflights and external doors shall be submitted to and approved in writing by the Local Planning Authority prior to development/works commencing. Reason: To ensure that the appearance of the building(s) is satisfactory in accordance with Policies G8 and C11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no development shall be undertaken on the land unless planning permission has been granted by the Local Planning Authority on a formal application submitted for such development. Reason: To protect local amenities and the character and appearance of the building in accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

The occupation of the dwelling shall be limited to a person solely or mainly working at Well Place Manor or a dependant of such person residing with him/her. Reason: Because the occupation of the property as a separate dwelling would conflict with Policy H6 of the adopted South Oxfordshire Local Plan.
