That having regard to the excessive depth and height of the proposed first floor extension and its location abutting the joint boundary with number 20 Watlington Road, the proposal would constitute an unneighbourly form of development that would overshadow and dominate the outlook from number 20 Watlington Road, thereby detracting from the standard of residential amenities enjoyed by the occupiers of the adjoining dwelling. In this respect, the proposal would be contrary to policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan, policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft September 2003 and advice in section 4.6 of the South Oxfordshire Design Guide.
