Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing trees, adjacent to parking spaces 2 and 3 and between parking spaces 10 and 11 and 14 and 15 shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with Policy C2 of the South Oxfordshire Local Plan.

That the surface of the car park shall be finished in pea shingle as specified on the plans, unless an alternative is agreed in writing by the Local Planning Authority prior to the commencement of the development. Reason: In order to safeguard the character and appearance of the area in accordance with Policy C2 of the South Oxfordshire Local Plan.

That the post and rail fencing shall be relocated to mark the boundary between the car parking spaces and a pub garden as indicated on the plans prior to first use of the proposed car parking spaces. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and C2 of the South Oxfordshire Local Plan.

That the hedgerow along the west and southern boundaries of the site shall be protected whilst development operations are in progress and shall be retained at a height of not less than 1 metre for a period of 5 years following completion of the development. Reason: To safeguard the character of the area in accordance with Policy C2 of the South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.

That the existing access shall be narrowed in accordance with drawing no. 2103/02/d and the highway verge reinstated within one month of the commencement of works. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.

That the highway verge currently occupied by parking spaces 1 to 4 shall be reinstated within one month following their removal and relocation. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.
