Conditions / Refusal Reasons
That having regard to its location to the rear of Grovelands the proposal would result in an inappropriate form of backland development that would be out of character with development in the locality. Furthermore, having regard to the long private access drive serving the houses and to their location in close proximity to the western boundary of the site, the development would cause noise and disturbance to and overlook and be unneighbourly to neighbouring properties, detrimental to the residential amenities currently enjoyed by the residents of those properties. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G8, H4 and H18 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G1, G2, G6 and H4.
That having reagard to their excessive size and the proximity of the proposed dwellings to each other, the proposal would result in a cramped form of development and an overdevelopment of the site which would be detrimental to the character and visual amenity of the area. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G8 and H4 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G1, G2 and H4 and be contrary to the advice contained in the South Oxfordshire Design Guide, particularly Section 4.2.1.
That the proposed erection of two dwellings on the site would result in the loss of trees that are protected by a tree preservation order and would therefore detract from the character and visual amenity of the area. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1 and C17 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2 and C10/
