Conditions / Refusal Reasons
That approval of the details of the siting, design and external appearance of the building(s), the means of access thereto and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is in outline only and not accompanied by detailed plans.

That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development hereby permitted shall be begun either before the expiration of 5 years from the date of this permission, or before the expiration of 2 years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings and to comply with Policy G9 of the adopted South Oxfordshire Local Plan.

That the landscaping details shall include indications of all existing trees and hedgerows on the land and details of any to be retained, together with measures for their protection in accordance with BS5837:1991. Reason: To safeguard trees which are visually important and to accord with Policy G9 of the adopted South Oxfordshire Local Plan.

That the retained trees shall be protected in accordance with a scheme to be submitted to and approved by the Local Planning Authority prior to the commencement of any development and that protection measures shall be ain accordance with BS 5837:1991. Reason: To safeguard trees which are visually important and to accord with Policy G9 of the adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings and to comply with Policy G9 of the adopted South Oxfordshire Local Plan.

That all sewage or trade effluent resulting from the development shall be discharged into the available foul sewer, subject to the approval of Thames Water Utilities or its sewerage agent. Reason: In the interests of public health and to avoid pollution and to comply with Policy G7 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience and to comply with Policy G10 of the adopted South Oxfordshire Local Plan.

That the reserved matters referred to in condition 1 shall include parking and turning spaces in accordance with the Local Planning Authority's approved standards. Reason: In the interests of highway safety and convenience and to comply with Policy G10 of the adopted South Oxfordshire Local Plan.
