Demolition of redundant farm buildings. Erection of one detached dwelling, a pair of semi-detached dwellings, garages, associated car-parking and access alterations.
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the parking provision shall be as shown on the deposited drawing, reference 409/5 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities in accordance with
Policy G11 of the adopted South Oxfordshire Local Plan.
That the dwelling shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed with 2.4 metres by 60 metres vision splays in accordance with plan reference 409/5.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan.
Prior to the commencement of any works to form any of the units approved, all of the existing agricultural buildings within the blue and red edged areas shown on drawing no 409/5, shall be removed in their entirety and the site cleared. That land beyond the boundary of the application site marked in red shall remain unenclosed and shall thereafter be used solely for agriculture.
Reason: To protect local amenities in accordance with Policy G8 of the adopted
South Oxfordshire Local Plan.
Prior to the commencement of development further details of all windows and doors which shall be constructed of wood shall be submitted for the consideration and written approval of the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
The roofs shall be clad with clay tiles or such other finish as may be agreed in writing with the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
Prior to the commencement of development and notwithstanding the details accompanying the application, samples of all external materials for walls and roofs together with details of the decorative treatments to be used in the construction of the external surfaces of the development and a sample panel of the proposed bricks, shall be submitted for the consideration and written approval of the Local Planning Authority. Development shall be carried out in accordance with the approved details.

accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
Prior to the commencement of development a plan indicating the positions, design, materials and type of all boundary treatments to be erected shall be submitted for the consideration and written approval of the Local Planning Authority. Development shall be carried out in accordance with the approved details.

accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
Prior to the commencement of development, a scheme of hard and soft landscaping for the area between the permitted dwellings and the public road shall be submitted for the consideration and written approval of the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
All planting, seeding and turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of any of the residential units, and any trees or plants which within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. All hard landscaping and means of enclosure shall be completed before any of the dwellings is occupied.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority and implemented in accordance with the approved scheme.
Reason: In the interests of public health in accordance with Policy G17 of the
adopted South Oxfordshire Local Plan.
