That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies H12 and CON10 of the South Oxfordshire Local Plan.

That the new windows and their stone cills shall match those of the main house in terms of their materials and finish unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies H12 and CON10 of the South Oxfordshire Local Plan.

That the lintel above the bay window to the family room shall match the stone lintel above the ground floor bay window on the rear elevation of the main house. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies H12 and CON10 of the South Oxfordshire Local Plan.
