Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the buildings shown to be demolished on plan reference G21.02.01A, shall be demolished prior to the commencement of construction works on the site, and all materials there from shall be removed from the site. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That the proposed work place areas shown on plan reference G21.02.04A shall be retained and shall be used as such in association with the attached residential unit. Reason: To retain an acceptable mix of uses on the site in accordance with Policy CF2 of the adopted South Oxfordshire Local Plan.

That the existing trees on the western boundary (with 1 Lower Icknield Way) and northern boundary of the site shall be retained at a height of not less than 4 metres. Reason: To protect local amenities in accordance with Policies H11 and G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A and B of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no extensions or roof alterations shall be constructed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policies G8, H11 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the development without the prior grant of planning permission from the Local Planning Authority. Reason: To protect local amenities in accordance with Policies G8 and H11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the carport accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of The Old Bakery as a residential unit, the existing window facing east (towards 13 Lower Icknield Way) shall be blocked off in accordance with details which shall first have been agreed with the Local Planning Authority, and shall be so retained and maintained. Reason: To ensure that the development is not unneighbourly in accordance with Policies G8 and H11 of the adopted South Oxfordshire Local Plan.

That prior to the occupation of any residential unit, all boundary walls and fences shall be constructed at a height of 1.8 metres in the positions shown on plan reference G21.02.04A, and shall be so retained and maintained. Reason: In accordance with Policies G8 and H11 of the adopted South Oxfordshire Local Plan.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority and such scheme shall be implemented as approved. Reason: In the interests of public health in accodance with Policy G17 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That prior to the first use, the parking and manoeuvring areas on the site shall be surfaced in accordance with details which shall have been first submitted to the Local Planning Authority and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.
