Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the southern (side) or western (side) elevation of the extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That the bathroom window in the southern (side) elevation of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the details of the development are satisfactory in accordance with policy SRZB of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any work in relation with the extension and alterations hereby permitted full details of the new windows including their exact size, design and materials shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the windows used shall be as approved. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.
