Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the first occupation of the development hereby permitted the bathroom windows in the south-east and south-west elevations shall be glazed with opaque glass and the glazing incorporated in the windows shall thereafter be retained and maintained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no windows shall be inserted in the south-east elevation of the development (except any that may be included on the plans hereby permitted) unless planning permission has been granted by the local planning authority on a formal application submitted for such development. Reason: To protect local amenities in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.

That all the materials to be used for the external walls and roof(s) shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policies G8 and H12 of the adopted South Oxfordshire Local Plan.

The existing hedgerows on the site shall be retained and properly maintained at a height of not less than 3 metres, and any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced with a species of the same type as that being replaced, unless written consent to any variation is given by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies G8, H12 and C16 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of any site works (including site clearance) a protected area shall be designated for all existing trees and the trees shall be protected in accordance with a scheme which complies with BS 5837:1991 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies G8 and C16 of the adopted South Oxfordshire Local Plan.
