That the proposal would be contrary to policies G1, G8, CON1, CON7 and C2 of the adopted South Oxfordshire Local Plan and policies G2, G6, C1, C2, CON1 and CON7 of the South Oxfordshire Local Plan 2011 Second Deposit Draft September 2003. The proposal involves the demolition of a grade II curtilage listed building and no application for listed building consent for its removal has been either submitted to or approved by the Local Planning Authority. In addition, the replacement garage incorporates inappropriate dormer windows to the front elevation that would appear prominent and out of keeping with the building and detract from both the setting of the adjacent listed building and the character and appearance of the rural lane which lies within the Chilterns Area of Outstanding Natural Beauty.

That the proposal would be contrary to policy G10 of the adopted South Oxfordshire Local Plan and policy T1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft September 2003. The proposal would result in the doors of the garage opening onto the public highway which would be detrimental to the safety and convenience of users of the adjoining highway.
