That within 28 days of the date of this permission, detailed specification of the type, design, and external finish of all windows and external doors shall be submitted to and approved in writing by the Local Planning Authority. Reason: To enhance the character and repair of the fabric of the listed building in accordance with policy CON4 of Second Deposit Draft South Oxfordshire Local Plan 2011.

That prior to the first use of the kitchen facility hereby permitted, full details of the proposed extraction system shall be submitted to and approved in writing by the Local Planning Authority and the extracting ducting constructed in accordance with the details so approved. Reason: To ensure that the development is not unneighbourly in accordance with Policy EP1 of the Second Deposit Draft South Oxfordshire Local Plan 2011.
