Conditions / Refusal Reasons
That having regard to the areas of flat roof incorporated in its design, the proposed extension would result in an incongruous and inappropriate form of development that would detract from the character and appearance of the area which lies within the Whitchurch on Thames Conservation Area and the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G8, CON10 and C2 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, G6, C2 and CON10 and advice in the Council's Design Guide.
That having regard to its height and bulk and to its location on the boundary of the site with Byways and Myrtle Cottage, the proposed first floor extension would result in an unneighbourly form of development that would be oppressive and overbearing to those properties and be harmful to the residential amenities currently enjoyed by their occupants. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1 and H12 and South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2 and H13.
