That the parking area shall be as shown on the deposited drawing 2.204/2503 "Scheme B", within six months from the date of this permission, all constructed, surfaced and laid out, as detailed on this plan, and shall be retained and maintained as such thereafter. Reason: To protect local amenities and the character of the countryside in accordance with policy C2 of the adopted South Oxfordshire Local Plan 1997 and policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).

The land shall be used for the parking of no more than 26 vehicles in association with Mongewell Court and the area hatched blue on the attached plan shall not be used for the parking of any vehicles whatsoever. Reason: To protect local amenities and the character of the countryside in accordance with policy C2 of the adopted South Oxfordshire Local Plan 1997 and policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).

That within three months of the date of this permission, a detailed scheme for the landscaping of the site (based on deposited drawing 2.204/2503 "Scheme B") including the planting of live trees, hedges and shrubs, treatment of car park surface shall be submitted to and approved in writing by the Local Planning Authority. All planting, seeding, turfing comprised in the landscaping scheme once approved, shall be carried out in the first planting and seeding season following the date of this approval, and any trees or plants which within a period of five years from the completion of the landscaping scheme die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To protect local amenities and the character of the countryside in accordance with policy C2 of the adopted South Oxfordshire Local Plan 1997 and policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).

That within three months of the date of this permission, the southern "concrete base" area shown on deposited drawing 2.204/2503 "Scheme B" shall be removed and all resultant materials removed from the land. Reason: To help assimilate the development and to protect the character of the countryside in accordance with policy C2 of the adopted South Oxfordshire Local Plan 1997 and policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).

That no lighting shall be installed on the land without prior approval from the Local Planning Authority. Reason: To protect the character of the countryside in accordance with policy C2 of the adopted South Oxfordshire Local Plan 1997 and policy C2 of the Second Deposit Draft South Oxfordshire Local Plan 2011 (September 2003).
