That having regard to its excessive size and bulk the proposed extension would not respect the character and scale of the existing building and would detract from the character and visual amenity of the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the  Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, G8, C2 and H12 and the South Oxfordshire Local Plan 2011 (First Deposit Draft), particularly policies G2, G4, G6, D1, C2 and H13. In addition the development would not accord with advice given in paragraph 4.6.1 of the South Oxfordshire Design Guide.
