That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning 
               Act 1990.

That the materials to be used for the roof shall be of the same colour, type and texture as those used on Brewers Cottage.

Reason: To ensure that the details of the development are satisfactory and to 
               be in accordance with policies G1 of the South Oxfordshire Local 
               Plan and G2 of the South Oxfordshire Local Plan 2011 (Second
               Deposit Draft)

That the depth of the raft foundation shall not be deeper than 0.3 metre below ground level.

Reason: To safeguard a tree which is of amenity importance and to be in
               accordance with policies G1 of the South Oxfordshire Local Plan 
               and G2 of the South Oxfordshire Local Plan 2011 (Second Deposit 
               Draft).
