That the materials to be used for the roof shall be of the same colour, type and texture as those used on Brewers Cottage. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies G1 of the South Oxfordshire Local Plan and G2 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft)

That the depth of the raft foundation shall not be deeper than 0.3 metre below ground level. Reason: To safeguard a tree which is of amenity importance and to be in accordance with policies G1 of the South Oxfordshire Local Plan and G2 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft).
