Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and protect the setting of the listed building in accordance with Policies G8, C2 and CON7 of the South Oxfordshire Local Plan.

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, shall not be converted to additional residential accommodation and shall not be used for any other purpose whatsoever. Reason: To safeguard the character and amenities of the area in accordance with Policies G1 and C2 of the South Oxfordshire Local Plan.

That details of the windows, doors and rooflights shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and protect the setting of the listed building in accordance with Policies G8, C2 and CON7 of the South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accodance with Policy G10 of the South Oxfordshire Local Plan.

That the new access hereby permitted shall not be used until the existing access has been closed. Thereafter it shall be permanently closed unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.
