That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 5018253930/100/A03L99/P1, A03L100/P1, A03L104/P4 and A05L105/P1 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Head of Service for Sustainable Development in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That the materials to be used for the roof and external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure the finishes are compatible with the surrounding development.

That development shall not begin until a detailed specification of the type, design and external finish of all the new windows has been submitted to and approved in writing by the Head of Service for Sustainable Development. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies G1 and C2 of the South Oxfordshire Local Plan.
