Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the roof shall be covered with natural slate a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, no extensions or roof extensions shall be added to the dwelling and no structures shall be erected within the curtilage of the dwelling without the prior grant of planning permission from the Local Planning Authority. Reason: To accord with the policy of the Local Planning Authority and as the site lies within the flood plain in accordance with Policies H16 and G16 of the Council's adopted South Oxfordshire Local Plan.

That within one month from the first occupation of the new dwelling, all of the existing buildings, as shown on plan P01/N0708/O - Domestic buildings, accompanying this decision, shall be demolished, and all materials shall be removed from the site. Reason: Planning permission is granted having regard to the removal of these buildings which detract from the character and appearance of the area in accordance with Policies G8 and H16 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority, and implemented in accordance with the approved details. Reason: In the interests of public health and to avoid pollution in accordance with Policy G7 of the Council's adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

That spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

That any openings and any associated grilles to the under-floor voids shall be constructed in accordance with details to be submitted to and approved by the Local Planning Authority before development commences. Reason: To ensure that free passage of flood water through the under-floor voids of the building is provided for in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, no fences or walls shall be constructed as boundaries to the site other than post and rail fencing. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That any walls or fencing constructed within or around the site shall be designed to be permeable to flood water. Reason: To prevent obstruction to the flow of flood water with a consequent increased risk of flooding in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

Development shall not commence until written approval has been granted by the Local Planning Authority to plans detailing the slab level of the proposed dwelling relative to the existing ground level, and the development shall only proceed strictly in accordance with details so approved. Reason: To prevent increased risk of flooding in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.
