Reason: By virtue of Sections 91 to 95 of the Town and Country Planning 
               Act 1990.

That the materials to be used for the external walls and roof shall be approved in writing by the Local Planning Authority prior to commencement of development.

Reason: To ensure that the details of the development are satisfactory in 
               accordance with Policy H12 of the South Oxfordshire Local Plan.


That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and shall not be used for the purposes of residential accommodation or any other purpose whatsoever

Reason: To safeguard the character of the area in accordance with Policy C2 
               of the South Oxfordshire Local Plan.
