Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policies G1 and H12 of the adopted South
Oxfordshire Local Plan.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the existing tree which is shown to be retained, and the tree shall be protected in accordance with a scheme which complies with BS 5837:1991 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development and there shall be no pruning of the tree or any excavations for foundations unless first agreed in writing by the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with
Policies G8 and C16 of the adopted South Oxfordshire Local Plan.
