Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the first floor windows in the west and north elevations of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the north and west elevations or roofslopes of the extension. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, C3 and H12 of the South Oxfordshire Local Plan.

That no rooflights or other openings shall be created in the roof space of the property without first obtaining planning permission from the Local Planning Authority. Reason: In order to safeguard the character and appearance of the property in accordance with Policies G1 and H12 of the South Oxofrdshire Local Plan.

That the roof of the building shall be covered with clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H12 of the South Oxfordshire Local Plan.
