Conditions / Refusal Reasons
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to comply with policy G1 of the South Oxfordshire Local Plan Second Deposit Draft 2011.

That the first floor windows in the rear elevation of the building shall be obscure glazed prior to the first occupation of the building and shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policy H5 of the South Oxfordshire Local Plan and Policy D4 of the South Oxfordshire Local Plan Second Deposit Draft 2011.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north, west or east elevations of the building other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H5 of the South Oxfordshire Local Plan and Policy D4 of the South Oxfordshire Local Plan Second Deposit Draft 2011.

That the parking provision shall be as shown on the deposited drawing, reference 1528/01F all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G10 of the South Oxfordshire Local Plan and Policy T2 of the South Oxfordshire Local Plan Second Deposit Draft 2011.
