Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the brick plinth shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policy H12 of the South Oxfordshire Local Plan and H13 of the South Oxfordshire Local Plan 2011 (2nd deposit draft).

That the existing fence along the western boundary of the land site shall be retained and not altered in any way, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly and to be in accordance with policy H12 of the South Oxfordshire Local Plan and H13 of the South Oxfordshire Local Plan 2011 (2nd deposit draft).
