That having regard to its size and scale the new two-storey dwelling would result in a prominent and intrusive form of development that would be detrimental to the character and visual amenity of the area. Therefore the development would be contrary to policies G8, C3 and H5 of the Council's adopted South Oxfordshire Local Plan and policies G6, D1 and H5 of the South Oxfordshire Local Plan 2011 Second Deposit Draft .
That having regard to the introduction of first floor windows, particularly in the western and southern elevations, the proposal would result in an unneighbourly form of development which would overlook the adjoining property Beechwood, resulting in loss of privacy and detracting from the residential amenities currently enjoyed by the occupiers of that property. Therefore the development would be contrary to policy H5 of the Council's adopted South Oxfordshire Local Plan and policy H5 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
