Conditions / Refusal Reasons
That having regard to the size of the extension in relation to that of the original building and to the size, form and design of the dormer extension, the proposal represents an unacceptable form of development that would be out of scale and keeping with the character and traditional design features of the original building. As such the proposal would detract from the character and appearance of the building and the area in general which is designated as an Area of Outstanding Natural Beauty contrary to policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan and Policies G2, C2 and H13 of the South Oxfordshire Local Plan Second Deposit (Draft) and section 4.6 of the South Oxfordshire Design Guide.

That having regard to the provision of an additional first floor window in the north east (side) elevation and its relationship with Milton Cottage the proposal would increase the feeling of being overlooked from the front garden of Milton Cottage and would detract from the residential amenity of the occupants of that property. As such the proposal is contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan and Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft).
