That having regard to the size of the existing extension to the property and to the relationship of the dwelling with the adjoining property which has not been extended significantly, the proposal represents a form of development that is out of scale and proportion with the original building and will detract from the character and appearance of this attractive semi detached pair and the character and appearance of the area in general, which is designated as an Area of Great Landscape Value. As such the proposal would contrary to Policies G1, C3 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained in Section 4.6 of the South Oxfordshire Design Guide.
That having regard to the fenestration details of the front elevation of the proposed extension and the asymmetric form of the extension in particular, the proposal represents a form of development that is not in keeping with the character of the existing dwelling. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained in Section 4.6 of the South Oxfordshire Design Guide.
