That the proposed extension is, by reason of its size, scale, detailing and external appearance, detrimental to the historic character of the existing property which is a Grade II listed building, and would fail to preserve and enhance the character and appearance of the Chilterns Area of Outstanding Natural Beauty and the Ewelme Conservation Area.  The proposal would therefore contravene Policies G1, C2, H12, CON6 and CON8 of the adopted South Oxfordshire Local Plan and Policies G2, C2, H13, CON4 and CON8 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft) and the South Oxfordshire Design Guide.
