That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the South Oxfordshire Local Plan.

That prior to the first occupation of the extension herby permitted, the trellis fencing, as shown on plans reference 012/A and 016/B shall be erected and so retained. Reason: To safeguard the privacy and residential amenity of occupiers of the adjoining property.
