Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs of the extension and garage shall be of the same colour, type and texture as those used on the existing house. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That works on the construction of the garage shall not commence until details of the junction of the ridge tile with the flat roof has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the section of flat roof on the garage are satisfactory and not visually prominent in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.
