Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the bricks removed to create the new openings shall be salvaged where possible and reused for making good the walls where existing openings are to be filled in. Where new bricks are required for making good the walls, a sample of the bricks shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site. Reason: To safeguard the character of the listed building in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That the new brickwork shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That the new brickwork shall be laid in a bond to match that on the existing building. Reason: To safeguard the character and appearance of the historic structure in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the details accompanying the application, the kitchen window in the north elevation shall be amended so that it does not break into the brick plinth in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the listed building in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That the roof of the building shall be re-covered with plain clay tiles with bonnet tiles for the hips, samples of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To safeguard the character of the building in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the character of the building in accordance with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.
