Demolition of existing boathouse and erection of new boathouse and extension and re-modelling of existing dwelling (as amended by drawing no.2443/7C and design statement accompanying letter from Christopher Strang Associated dated 21 August 2003 and amplified by Drawing No. 2443/10 accompanying letter from Christopher Strang Associates dated 5 September 2003).
Conditions / Refusal Reasons
That the application proposes what is tantamount to a replacement dwelling outside the built-up area of Goring-on-Thames and the replacement would be greater in volume than the existing dwelling on the site. In addition, having regard to the size and bulk of the proposed dwelling and its inappropriate details of design, the proposal would result in a prominent and intrusive form of development that would be detrimental to the character and visual amenity of this riverside location which lies within the Chilterns Area of Outstanding Natural Beauty. Furthermore, the development would fail to preserve or enhance the character of the Goring-on-Thames Conservation Area. As such the development is contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G5, G8, CON10, C2, C5 and H16 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G1, G2, G4, C2, C3, CON10, D1 and H12.
