Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policy H12 of the South Oxfordshire Local Plan.

That no additional windows shall be inserted in the north eastern (rear) elevation of the extension hereby permitted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect the privacy and amenity of neighbouring properties and to be in accordance with policies G1 and H12 of the South Oxfordshire Local Plan.

That the high level window serving bedroom 4 shall have an internal cill height of not less than 1.7 metres off finished floor level. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policy H12 of the South Oxfordshire Local Plan.
