Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning 
               Act 1990.

That traditional hedge planting shall be planted in accordance with the scheme shown on the plan received on 4 July 2003.  Post and rail fencing shall be provided on all boundaries of the site.  The fencing shall be erected prior to the first use of the playground.  The hedge planting shall be carried out in accordance with the approved scheme in the first planting season following the first use of the playground.

Reason: To help to assimilate the development into its surroundings in 
               accordance with Policies G1 and C2 of the South Oxfordshire 
               Local Plan.

That the surface treatments and finishes for the car park, five-a-side pitch and the impact absorbing surface for beneath the play equipment shall be carried out in accordance with the details approved under planning permission P02/S0186 or in accordance with details first agreed in writing with the Local Planning Authority.

Reason: To safeguard the character of the area in accordance with
               Policies G1 and C2 of the South Oxfordshire Local Plan.
