Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the buildings shall be constructed and finished in accordance with a schedule of materials, samples of which shall have first been submitted to and approved in writing by the Local Planning Authority. Thereafter the materials used shall be in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the South Oxfordshire Local Plan (SOLP).

That prior to the commencement of the development hereby permitted, a plan showing the existing ground levels of the site and the proposed slab level of the dwellings to be erected shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be constructed in accordance with the approved slab level. Reason: To ensure that the dwelling can be assimilated into the area without detriment to its amenities in accordance with Policies G1, G8 and H4 of the South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all trees the land, and details of any to be retained, together with measures for their protection during the course of development. Thereafter the trees to be retaiend shall be protected whilst development operations are in progress, in accordance with advice contained in BS 5837 "Trees in Relation to Construction". Reason: To help assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved landscaping scheme shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority given written consent to any variation. Reason: To help assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.

That no development shall take place until details of the positions, design, materials, and types of boundary treatments to be erected have been submitted to and approved in writing by the Local Planning Authority. The boundary treatments shall be completed in accordance with a timetable to be agreed in writing by the Local Planning Authority. Reason: To help assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.

That the bathroom windows in the rear (north) elevation of the new dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly and to accord with Policy H4 of the South Oxfordshire Local Plan.
