Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of development, details of the colour finish to the mast, antennas and equipment cabin shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure a satisfactory external appearance in accordance with policies G15 and C3 of the adopted South Oxfordshire Local Plan

That, notwithstanding the provision of Article 3, Part 24 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any revoking or re-enacting that order) no additional equipment shall be erected/attached to the mast hereby permitted, other than that shown on the plans accompanying the planning application, without the prior grant of planning permission from the Local Planning Authority. Reason: In order to allow for the assessment of the impact of any additional equipment and amenities of the area, which lies within an Area of Great Landscape Value in accordance with Policies G15 and C3 of the Council's adopted South Oxfordshire Local Plan

That any apparatus, building or structure shall be removed from the mast or the land within three months of it no longer being required for telecommunication purposes, and the land shall be restored to its condition before the development took place. Reason: To protect the visual amenities of the area, which lies within an Area of Great Landscape Value in accordance with Policies G15 and C3 of the Council's adopted South Oxfordshire Local Plan

That a scheme for the landscaping of the site, including the planting of mature trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings and to protect the character and appearance of the area, which lies within the Area of Great Landscape Value in accordance with Policies G15 and C3 of the Council's adopted South Oxfordshire Local Plan

That works shall not commence until details of the surfacing of the permanent access hereby approved have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to protect the character and appearance of the area in accordance with Policies G15 and C3 of the Council's adopted South Oxfordshire Local Plan
