Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.

That details of the new boundary wall, the wall adjoining the housekeepers flat and the railings to the footpath shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.

That, except as shown on the approved plans, no works to the structure of any of the buildings shall be undertaken, unless an application in that behalf has first been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to safeguard the character of the area in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.

That a full schedule of works shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. The schedule shall include details of all wall, roof, rainwater goods or other external repairs. Reason: To ensure that the details of the development are satisfactory and to safeguard the character of the area in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional alterations or extensions (including windows and aerials) shall be erected/inserted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12, CON7 and CON 8 of the Council's adopted South Oxfordshire Local Plan.
