That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8, Con 6 and Con 10 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows (including the rooflights which shall be of the conservation specification), external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8, Con 6 and Con 10 of the South Oxfordshire Local Plan.

That a detailed schedule of works (including repairs) shall be submitted to and approved in writing by the Local Planning Authority before works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8 and Con 6 of the South Oxfordshire Local Plan.

That the additional living accommodation as proposed in the refurbished barn shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property 2 Post Box Lane as a single dwellinghouse as specified in the application and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy G1 of the South Oxfordshire Local Plan.
