That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. Related application(s): P14/S0991/DIS

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies Con 6 and Con 10 of the adopted South Oxfordshire Local Plan. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies Con 6 and Con 10 of the adopted South Oxfordshire Local Plan.

That samples of the bricks for the new boundary walling shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies Con 6 and Con 10 of the adopted South Oxfordshire Local Plan.

That the brickwork to be used in the reconstruction of the cartshed, the extension thereto and the new boundary walling shall be laid in a bond and mortar to match the existing. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies Con 6 and Con 10 of the adopted South Oxfordshire Local Plan.

That no development shall take place until a professionally competent archaeological organisation, as approved in writing by the Local Planning Authority, has been commissioned to carry out a full watching brief during the period of construction works. The watching brief shall preserve by record any archaeological features which may arise in the course of works and shall include limited archaeological excavation where necessary and the retrieval of artefactual evidence. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with Policy Con 17 of the adopted South Oxfordshire Local Plan.

That full details of the means of drainage of the proposed swimming pool shall be submitted to and approved by the Local Planning Authority in writing before any development commences. Reason: In the interests of public health and to avoid pollution.

That a scheme for the landscaping of the site including details of the two yew trees to replace those removed and the planting of live trees and shrubs shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the adopted South OXfordshire Local Plan.
