Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted
South Oxfordshire Local Plan.
That a detailed specification of the proposed bin store including ground and boundary treatments shall be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To protect local amenities and adjacent trees in accordance with Policies G9 and
C16 of the adopted South Oxfordshire Local Plan.
That the proposed footway shall be constructed before first occupation and use of the building.
Reason: To ensure a safe and convenient pedestrian access in accordance with Policy G11
of the adopted South Oxfordshire Local Plan.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important in accordance with Policy C16 of
the adopted South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference
P104 Rev A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policy G11 of the adopted South
Oxfordshire Local Plan.
That before first occupation and use of the premises, provision for secure cycle parking shall be provided in accordance with details submitted to and approved in writing by the Local Planning Authority. The provision shall thereafter be retained.
Reason: To meet the needs of cyclists in accordance with Policy T5 of the adopted South
Oxfordshire Local Plan.
